Scope of Work:
The Asset Property Manager is responsible for managing, validating, tagging, tracking, and updating all Government asset information within the NAVFAC MAXIMO system, ensuring compliance with warranty requirements, and maintaining accurate records of dynamic and non-dynamic equipment across multiple facilities. This role ensures all asset management activities align with the manufacturer’s warranty guidelines and government contractual obligations.
Responsibilities:
- Track and manage warranty statuses and documentation for all equipment and components, maintaining awareness of warranty durations and coverages.
- Update asset inventories in MAXIMO, including adding new assets, deactivating obsolete assets, and updating existing asset records.
- Validate and process inventory data provided by the government for assets that have been installed, removed, or replaced outside the scope of the current contract.
- Regularly identify and correct discrepancies within asset inventory records, ensuring data accuracy for existing assets and updating records for newly identified assets.
- Identify equipment for proper asset validation
- Perform and record visual validation of facility maintenance equipment and real property assets to ensure accurate and current inventory management.
- Printing equipment assets labels and appropriately tagging them after asset validation.
- Follow established naming conventions and tagging formats as specified.
- Prepare and submit timely and accurate Summary of Asset Changes reports as required by the contract.
- Implement a compliant Preventive Maintenance (PM) program, aligned with manufacturer’s recommendations and Original Equipment Manufacturer (OEM) standards, to minimize equipment breakdowns and maximize asset lifespan.
- Develop step-by-step job plans for equipment maintenance.
- Collaborate closely with government representatives and contract stakeholders to ensure asset management practices meet or exceed contractual obligations and standards.
- Work with all division personnel to create process improvements.
- Complete all training within the required timeline.
- Performs other duties as assigned.
Minimum Requirements:
- Minimum of five (5) years’ experience providing familiarity in the activities of facilities management and work control management or related field.
- Proven experience in asset or property management, preferably within federal contracts or facilities management environments.
- Proficiency with asset management software, specifically IBM MAXIMO.
- Comprehensive understanding of equipment warranty processes and maintenance practices.
- Detail-oriented with strong analytical and problem-solving skills.
- Excellent communication skills for interfacing with contract officers, government personnel, and maintenance teams.
- Ability to interpret and adhere strictly to provided technical and regulatory guidelines, including compliance with NAVFAC specifications and documentation.
- Must be able to identify facilities maintenance equipment
- Specialized experience for a major US military installation preferred.
- Proficient computer skills to include the use of office automation software (MS Windows, MS Office, including PowerPoint, Word, and Excel) required.
- The position also requires an interface with many technical/facilities maintenance issues with the customer. As such, knowledge of various preventive maintenance models is desirable.
- Possess strong analytic skills to process large quantities of data quickly, accurately, and be able to perform quantitative and qualitative analyses to identify trends, anomalies, errors, etc.
- Must be capable of obtaining, and shall be responsible to use, a government-issued common access card (CAC).
- Must be able to maintain ability to access government worksite.
- Effective verbal and written communication (English) and must be able to read and understand the signs, signals, and operating instructions.
- Must be well organized with extremely good time management skills.
- Must be able to work independently and interact well with others in a team setting.
- Must be capable of working under tight time constraints in a high-volume environment with multiple priorities.
- Must possess the ability to work in a team or alone and be able to change jobs on short notice.
- Highly motivated, flexible organized and must be detail oriented.
- Strong customer service and interpersonal skills.
- Display courtesy and skill in dealing with internal and external customers, coworkers, and management.
- Demonstrate leadership by modeling desired behaviors appropriate to the work environment and adhering to the company values, vision and operating principles.
- Must have practical knowledge of worksite safety, occupational hazards and standard safety practices.
- Duties will require frequent periods of sitting, standing, kneeling, walking, crouching, crawling, reaching, and balancing. Physically fit to bend, stoop, work on elevated surfaces, and lift in awkward positions, and able to lift up to 20lbs.
- Must be able to work alternate and extended shift schedules when necessary to meet the mission requirements of the customer to include weekends and holidays.
- Must be able to perform on-call duties when necessary and report to work within the required timeframe from notification.
- Must have and maintain a valid state driver’s license to operate a company vehicle.
- Must have a safe driving record, as defined by Company policy, to operate a company vehicle.
- Must be able to successfully complete a drug/alcohol test and a criminal record check.
